Highlights
Acquisition--50% stake in three internationally branded 5-star hotels in Thailand;  Placement – US$ 3.8 million.
JV Partners -- Capital Hotels Europe Ltd. (CHEL) and Meridia Capital; Six Senses Mauritius Limited holds the 50% balance and will continue to operate the hotels under a 20-year management agreement.  
Portfolio – 500 keys;  Purchase Price – US$ 91.4 million (Acquisition cost of US$ 182,769 per key.  Acquisition at a 22% discount to Sallmanns current hotel valuation of US$ 120 million).
Targeted Return – 20% per annum, with downside protection (Put Option) of 15% per annum.
Expected Average Coupon: 4% per annum.
Hold Period: 5 Years.
 
Property Description and Location
 

Portfolio comprises the Evason Resort Phuket (EPR), Evason Resort Hua Hin (EHH), and Evason Hideaway Resort Hua Hin (EHR).

The hotels properties are located in Phuket and Hua Hin: one in Phuket and two in Hua Hin.

Evason Phuket Resort
The 260-room Evason Phuket Resort is located at the southern end of Phuket Island on Rawai Beach spanning an area of 179,200 sqm. It takes approximately 25 minutes to reach Phuket Town, 35 minutes to reach Patong Beach, and 50 minutes to reach Phuket International Airport.

The resort facilities includes eight food and beverage outlets, 1,125 square meters of function/meeting room space, three swimming pools, fitness centre, two tennis courts, two volleyball courts, retail shops, a dedicated spa facility in addition to various other recreational and leisure facilities. In addition, the hotel also has ‘possession right’ for Bon Island, comprising of 16,000 sqm of beach front land leased from the Phuket Provincial Office. The hotel also manages six villas for individual owners.

The Phuket resort includes 8 acres of undeveloped land valued at $8 million, on which 40 high-end luxury residential villas can be developed. This is an upside to the investment which has not been considered as part of the financial underwriting at this stage. As and when this materializes, investors will have a first right for refusal for this opportunity.


Evason Hua Hin Resort & Hideaway
Evason Hua Hin Resort & Hideaway are both located south of Hua Hin town at Pranburi, approximately 30 minutes from Hua Hin town and three hours drive from Bangkok. Although both properties are operationally separate, they are in close proximity to each other, share common services, and guests can freely flow between both facilities

Evason Hua Hin Resort
The Evason Hua Hin Resort, previously known as Club Aldiana, was fully refurbished in 2001 and soft opened in December 2001. Spanning across approximately 89,000 sqm, the property comprises a modern five star establishment of 185 guestrooms, including 40 pool villas. The resort has five food and beverage outlets, extensive spa facility operated by Six Senses, six function/meeting rooms, fitness and games room, Kid’s Club, large outdoor infinity edge swimming pool, four tennis courts (2 of which will be covered) and a partially covered outdoor car parking area for about 50 vehicles.

Evason Hideaway Hua Hin
The Evason Hideaway Hua Hin spanning 40,000 sqm, was officially opened 15 October 2004, categorized as Evason’s boutique hotel and comprising of 55 villas with private pools. The resort has one food and beverage outlet and a spa facility. However, being adjacent to the Evason Hua Hin Resort, guests can utilize all its facilities.
